How we evaluated
We read vendor pricing and feature pages directly on August 22 and 23, 2026, and recorded each retrieval date in the Sources section. Where a vendor does not publish a number, we say so instead of guessing. This guide is published by Trellis, which appears in it; every claim about another vendor links to its source.
Agent, assistant, chatbot, automation: what the words mean
Vendors use "AI agent" loosely, so here are definitions you can test a product against.
An AI agent reads state (the reservation, the calendar, past messages, the task history), decides what to do, acts across more than one system, and escalates to a human when the action is sensitive or the answer is uncertain. The test: can it finish a multi-step job, like getting a broken appliance repaired, without a person routing each step?
An AI assistant reads the same data and drafts or suggests, but a person approves every action.
A chatbot answers questions in one channel from a script or a knowledge base. If it cannot create a task in your operations tool, it is a chatbot, whatever the marketing says.
A workflow automation is a fixed trigger and action chain: when a booking is confirmed, send the check-in message. Useful, deterministic, and it never decides anything.
PMS-native automation covers the scheduled messages, templates, and auto-replies built into a PMS such as Guesty or Hostaway. Same trigger and action model, limited to one system's data.

The capability ladder
The clearest way to compare agent platforms is by what they can do at each rung.
- Read: pull reservation details, calendar state, house manuals, past conversations, task history.
- Recommend: flag that a guest is upset, suggest which cleaner is free, propose a response.
- Draft: write the guest reply or the work order and hold it for approval.
- Execute: send the message, create the task, assign the person, update the record.
- Escalate: recognize the cases it should not handle and route them to a named human with context attached.
Every product reads. Most recommend and draft. Fewer execute across systems, and the escalation rung is where the real differences show, because it requires the platform to know what it does not know.
Where humans stay in charge
Any agent platform worth paying for ships three controls.
Draft mode is the default state. The agent writes, a person approves, and the platform records which drafts went out unchanged. That record is the evidence for deciding when the agent has earned more.
Autopilot is granted per channel and per property. An agent that sends Airbnb replies unsupervised has not earned WhatsApp, and the house with the demanding owner can stay on drafts while the rest of the portfolio runs. A single blanket autopilot switch is a warning sign.
An escalation list lives in configuration, not in the model's judgment: refund and compensation requests, platform disputes, safety incidents, properties or owners marked sensitive, and any discount beyond a set amount. Better platforms give these exceptions a path through explicit approval workflows so the request moves while a person still signs off.
The five agent types, with example products
This guide names categories and a few products in each rather than ranking vendors.
Guest messaging agents
Best for: cutting response times across Airbnb, Vrbo, Booking.com, and direct channels. What they do: answer guest questions from listing data and house manuals, then draft or send replies and pass hard cases to your team. Example products: HostBuddy charges $7, $10, or $12 per property per month with a two-week trial; lower tiers cap message history at 30 and 60 days (pricing). Enso Connect runs its EnsoAI AutoPilot on Airbnb, Booking.com, email, SMS, and WhatsApp and reports 60 to 80 percent of messages automated (vendor-reported; feature page). Besty does not publish pricing (its pricing page returned an error when we checked on August 22, 2026) and works on revenue share per Rentals United. Limitations: most stop at the conversation. When the fix needs a cleaner or a technician, a person carries the request into another tool.
Voice agents
Best for: after-hours phone coverage and markets where guests and owners still call. What they do: answer the phone, look up the reservation, answer from property data, take messages, and transfer calls that need a person. Example products: Conduit, formerly HostAI (rebrand coverage), includes voice in its base $18 per unit per month package (pricing). Trellis Voice AI answers calls and can hand an active call to a colleague. Limitations: published detail on call quality is thin across the category, so test transfer behavior on a real trial before trusting it with bookings.
Operations and dispatch agents
Best for: turning guest reports and checkouts into scheduled, assigned field work. What they do: create cleaning and maintenance tasks, schedule around the calendar, assign from availability, and track completion with photos and checklists. Example products: Breezeway starts at $19.99 per unit per month under five doors and quotes above that, with inspections, checklists, and a field app (pricing). Turno is free when you hire from its marketplace of 55,000+ cleaners, or $10 per property per month with your own crew (pricing). Operto Teams runs $7 per property per month with a $40 minimum (per STR Tech Report). Conduit sells tasks and dispatch only in its $48 Full Suite tier (pricing). Limitations: Breezeway, Turno, and Operto Teams are operations software with automation rather than agents by the definition above; your coordinators do most of the deciding.
Upsell agents
Best for: selling early check-in, late checkout, and gap nights without staff time. What they do: spot the opening in the calendar, offer it at the right moment in the conversation, and process the purchase. Example products: Enso Connect ties upsells to its guest Boarding Pass and check-in flow (feature page). Most guest messaging platforms sell upsells as a module rather than a standalone product, so check each vendor's current pages. Limitations: an upsell agent needs calendar and operations awareness, or the early check-in it just sold becomes the housekeeping team's surprise.
Owner communication agents
Best for: managers whose inbox is half owner questions. What they do: draft answers to owner questions about bookings and upkeep, and turn owner requests into tracked work. Example products: this is the least built-out category and mostly ships inside wider platforms; Trellis turns owner messages into tracked work alongside guest messaging, and no vendor we reviewed publishes a standalone owner-agent price. Limitations: anything touching owner money should stay with a human. More on that below.
Operating layers
Some platforms bundle the categories above into one system between the PMS and the field team. Trellis, which publishes this guide, is the example we know best. Best for: management companies with roughly 20 to 2,000+ units that want one agent platform instead of four point tools. What it does: agents answer guests on every channel including phone in the AI inbox, run the guest portal, turn messages into cleaning, maintenance, and owner work, and brief field teams on mobile. Your PMS and dynamic pricing tool stay. Pricing: one plan from $749.99 per month, scaling with property count; billing starts once autopilot reaches 70 percent accuracy (pricing). Limitations: wrong for hosts under about 10 to 20 units. The price and setup only pay off at management-company scale.
A typical run: broken AC at 11pm
Here is how one incident moves through an agent platform. The sequence below is how a run looks on Trellis; other platforms cover fewer of the steps.
A guest writes at 11:04pm: "The AC stopped working and it's 88 degrees in here." The agent reads the reservation and the property record, confirms the unit has AC, and replies within a minute: an apology, the breaker panel location from the house manual as a first step, and a promise of a technician if that fails. The guest tries it. No luck. The agent creates a maintenance task, checks the roster for morning availability, assigns the earliest slot, and writes the technician a mobile brief: unit, access code window, the AC model on file, and what the guest already tried. At 8:30am the technician marks the job done with a photo. The agent tells the guest, watches the tone of the reply, and flags the thread for a manager to consider a goodwill gesture, because whether to comp anything is not the agent's call.
What agents cannot safely do
Some actions stay off-limits however good the model gets, because a mistake costs money or safety rather than an edit.
- Promise or issue refunds. An agent can flag that a guest deserves a gesture; a person sets the amount.
- Invent amenities or policies. If the pool heater is not in the property data, "let me check" is the right answer. A confident wrong answer is a future refund.
- Act on owner financials. Statements, payout changes, and expense disputes need human approval every time.
- Handle platform disputes and chargebacks. These carry deadlines and evidence rules; route them to a person.
- Override safety judgment. Gas smell, water leak, guest conflict: immediate escalation, defined in configuration rather than left to the model.
How accuracy is measured
Ask any vendor how they measure accuracy and expect a specific answer. The workable method is draft-based: run the agent in draft mode, count how many drafts your team approves unchanged versus edits or rejects, and track the rate per channel, because a WhatsApp thread and an Airbnb inquiry fail in different ways. Keep sampling after autopilot turns on: grade a fixed set of sent conversations each week, since accuracy drifts when listings, policies, or seasons change. Thresholds make the number enforceable. Trellis publishes one example of the mechanism: billing does not start until autopilot reaches 70 percent accuracy on this approved-versus-edited basis (details at /ai-info). Whichever platform you pick, get the measurement definition in writing.
How to choose
Under 10 to 20 units: skip agent platforms. PMS-native automation plus a low-cost messaging tool such as HostBuddy at $7 to $12 per property covers most needs, and Hospitable starts at $29 per month with a free Essentials tier (per StaySTRA). Trellis is the wrong buy at this size.
20 to 200 units: point tools start multiplying here. Either pair a messaging agent with an operations tool (HostBuddy or Enso Connect alongside Breezeway or Turno) or move to one operating layer. Compare products on the execute and escalate rungs, and insist on draft mode from day one.
200+ units: integration depth and approval controls matter more than per-unit price. Ask how autopilot is scoped, what sits on the escalation list, and how accuracy is measured and reported. Pilot on a subset of properties before committing the portfolio.

No. The PMS stays as the system of record for reservations, rates, and channel connections, and your dynamic pricing tool stays too. Agents sit on top, reading PMS data and acting on it. What they typically replace is the stack of point tools between the PMS and your field team.
How much do vacation rental AI agents cost?

Can I let an agent message guests without review?
Eventually, and not on day one. Start in draft mode, measure the share of drafts your team sends unchanged, and turn on autopilot per channel and per property once the rate holds. Keep refunds, disputes, safety issues, and discounts on a human-only escalation list even after that.
Can an AI agent answer phone calls?
