What "turnover scheduling" means in each tool
Both products start from the same trigger: a checkout on the calendar. From there they take different amounts of responsibility.
Turno describes its core as "auto scheduling synced with all your booking calendars" and "automatic payments to cleaners & other property service pros" (turno.com/pricing, retrieved 2026-08-22). A checkout creates a cleaning project, the assigned cleaner accepts it in the app, completes a photo-guided checklist, and is paid through Turno. The product's center of gravity is the cleaner relationship, including finding one: Turno calls itself the "largest STR marketplace with 55K+ cleaners worldwide."
Breezeway describes its operations platform as "task scheduling and workflow automation," "maintenance and work order tracking," "checklists and mobile app," inventory management, a real-time operations dashboard, "insights and owner reporting," vendor management, and task payments (breezeway.io/breezeway-pricing). The turnover is one task type among several; an inspection after the clean, a work order from the inspection, and the owner report at month end are all first-class objects in the same system.
So a manager asking "which one schedules turnovers?" gets the same answer from both: the PMS sync does it. The better question is what happens in the hour after the cleaner taps "done."
Scheduling and assignment
Turno's scheduling is cleaner-centric. You set which cleaners cover which properties, the calendar sync creates the projects, and cleaners work them in the app. The marketplace is the fallback: when your own cleaner cannot cover a date, you search the marketplace for one, and "cleaner searches are always free" (turno.com/pricing). That fallback is the feature small hosts pay nothing for and the reason the subscription is free when you use marketplace cleaners exclusively.
Breezeway's scheduling is property-centric. Its plans list "task scheduling and workflow automation" next to inspections, work orders, and "real-time visibility into cleanings, inspections, and maintenance," so the clean, the inspection after it, and the repair it finds live in one system. The pricing page sells this as "automate, coordinate, never miss a task." There is no public marketplace; you bring the team and Breezeway organizes it. Managers we work with describe the organizing part as the thing Breezeway does well ("it was so easy and hassle free in Breezeway") and the rollout as the thing that hurts ("the Breezeway rollout was a nightmare").
Checklists, photos, and proof of work
Both have photo checklists. Turno's are "photo-guided checklists & cleaning documentation," and the app ships with "built-in translations for chats, notes, checklists & more," which matters if your cleaners and your office do not share a first language (turno.com/pricing). Breezeway's checklists and mobile app are available "in 12+ languages" and are customizable per property (breezeway.io/breezeway-pricing).
The difference is what the checklist feeds. In Turno, a failed item is a note on the project and a reason to rate the cleaner. In Breezeway, a failed item can become a maintenance work order with a vendor, a cost, and a line in the owner report. If you bill owners for repairs found during turnovers, that chain is the product.
Payments
Turno pays cleaners through the platform, and this is where its fees live: the subscription is free for marketplace-only hosts, but "platform fees and costs for services by Marketplace Cleaners and Non-Turno Teammates paid via Turno apply" (turno.com/pricing). A property becomes billable at $10 a month the moment you enable a cleaner who is not from the marketplace on it; two or more billable properties start a 14-day trial, after which you subscribe or disable the outside cleaners.
Breezeway lists "task payments" and "automatically schedule and pay cleaners with ease" on its plans. For a manager with an in-house team on payroll, neither tool's payment feature matters much; for one paying contractors per clean, Turno's is the more developed of the two and the reason many hosts adopt it first.
Guest messaging and everything after the clean
Neither product answers guests in its base offer. Breezeway sells an "Ops + Guest Experience" tier with an "AI-powered guest inbox & reply templates," trigger-based SMS for gap nights and upsells, a digital guidebook, and a "24/7 Assist call-center team," all priced as add-ons (breezeway.io/breezeway-pricing). Turno has no guest-facing layer; it is a host-to-cleaner product.
This is the boundary that matters for a growing manager. A guest reports a broken shower at 11 pm. In Turno, someone reads the message in the PMS, opens Turno, and creates a project. In Breezeway, someone reads the message in the PMS (or in Breezeway's add-on inbox), and creates a work order. In both, a person is the bridge between the conversation and the task. One manager told us that moving that bridge to an agent "would help in me cutting costs w BW by ending the BW Assist add-on," which is the clearest statement of where the add-on money goes.

At 50 properties with your own cleaners, Turno is $500 a month on the monthly plan. Breezeway at the same size is a quote, and the add-ons that make it a guest-facing product are extra. Ask for the per-unit price with Guest Messaging and Assist included; that is the number to compare.
Who each one is best for
Choose Turno if you have fewer than about 20 units, you rely on contractors rather than staff, and finding and paying cleaners is a bigger headache than coordinating them. The marketplace and the free tier are the product.
Choose Breezeway if you have a cleaning and maintenance team already, you run inspections and work orders as a process, and you report to owners. Budget for an implementation effort and for the add-ons if you want guests in the same system. Both tools wait for a person to create the work from the guest conversation and to chase it afterwards.
