How we evaluated
We read each vendor's public pricing and feature pages between August 22 and August 23, 2026, and we link every claim to the page it came from with its retrieval date. Where a vendor publishes no price, we say so and name the page we checked. Vendor-reported claims are labeled as such. This guide is published by Trellis, which appears in it; every claim about another vendor links to its source.
We scored products on eleven dimensions: maintenance, cleaning, inspections, scheduling, workforce coordination, vendor management, task creation from guest messages, guest messaging, PMS integrations, portfolio-size fit, and pricing model. The four shapes of operations software
Confusion in this category usually comes from comparing tools that do different jobs. There are four shapes:
PMS task modules. Your property management system is the system of record for bookings, and most now bundle a task feature. Guesty runs recurring tasks off calendar triggers with checklists and work orders. Hostaway lists task management among its features, aimed at portfolios of 50+ listings. Hospitable auto-assigns cleaning and maintenance based on booking dates and team availability. These are fine at small scale and cost nothing extra.
Operations platforms. Breezeway, Operto Teams, and Properly sit on top of the PMS and go deeper: photo checklists, inspection scoring, drag-and-drop staff scheduling, work-order billing. You buy one when the PMS task list stops being enough.
Workforce marketplaces. Turno pairs scheduling software with a marketplace of 55,000+ cleaners, so it solves a different problem: finding and paying the person who does the work.
AI operating layers. Trellis puts agents between the PMS and the field team: the agents answer guests, turn conversations into tasks, and brief the people doing the work. Conduit's Full Suite package is the adjacent shape, selling AI task creation and dispatch as the top tier of a per-unit message-automation product.

Key capabilities: cleaning schedules, laundry and linen tracking, staff dashboards, payroll-ready time reporting. Integrations: major PMSs including Guesty and Hostaway. How to choose
Under 8 doors, use the task module already inside your PMS. Hospitable's auto-assigned cleaning at $29 per month is hard to argue with at that size.
Between 8 and 20 doors, the constraint is usually people, not software. Turno if you need cleaners, Operto Teams or Properly if you have cleaners and need scheduling discipline for under $15 per property.
From 15 to 30 doors and beyond, Breezeway's inspection and property-care depth starts paying for itself, and its field app is the most mature in the category.
From about 20 doors up to 2,000, if your goal is fewer tools rather than more, an AI operating layer replaces the messaging tool, the ops tool, and the coordinator time between them. Ask one question in every demo: when a guest texts "the AC is broken" at 11 pm, who creates the work order, and who follows up until it closes? For most products in this guide the honest answer is your team. That answer, more than any feature list, tells you which shape you are buying.

Do I need operations software if I already use Breezeway? If Breezeway handles your cleaning and inspections well, keep it. Operators add an AI layer when the gap is upstream: reading guest messages, answering calls, and creating the tasks Breezeway then tracks. Trellis syncs with Breezeway, so companies migrating typically run both during the transition instead of switching on a single day.
Is Turno good enough for maintenance and inspections? Turno is built for cleaning: automatic turnover scheduling, photo checklists, and a 55,000+ cleaner marketplace. It does not handle maintenance work orders, deep inspections, or guest messaging. Operators who need those either pair Turno with their PMS task module or move to Breezeway or Operto Teams once the portfolio justifies it.
